Why we do not quote a flat number

Waterproofing is not a catalog item. A basement with one leaking crack and a basement with a failed footing drain on three walls can be the same size and need completely different work. A number given without seeing the house is a guess, and a guess is the wrong way to start a repair.

What we can do is give you honest ranges and tell you what drives each one. Use the table below to see where your job is likely to fall, then call (971) 772-3963 for exact pricing.

The four things that matter most

Size and length

More wall, more floor area or a longer trench means more material and more hours. Interior drains and French drains are priced largely by length.

Access

A finished basement with stored furniture, a crawl space with an 18-inch hatch or a house with no side yard room all slow the work. Easy access keeps the cost down.

Soil and water

Heavy Portland clay and a high water table call for larger systems and stronger pumps. We size the system for a wet January, not a dry October.

System type

Sealing a crack, installing an interior drain and excavating the outside of the foundation are three different price levels. The right one depends on where the water comes from.

Pricing questions

Do you give prices over the phone?

We give you the factors over the phone, but an exact price needs a look at the job. Two basements the same size can need very different systems depending on soil, water and the condition of the existing drain.

Why is exterior waterproofing priced higher than interior?

Exterior work means excavating down to the footing, sealing the wall and installing a new drain, then backfilling and restoring the surface. It takes more labor and equipment, and it needs access around the house.

Does waterproofing price depend on the time of year?

Wet weather can slow excavation and extend a job, which affects labor. Late summer and early fall are the easiest months for outdoor work in Portland.

What if I only need part of the work?

We can scope it in stages. A common approach is to stop the active water first, then add sealing or humidity control later. We explain what each step does and what it leaves unfixed.
